Located in the heart of Los Angeles’ re-vitalized South Park neighborhood, residents of 888 at Grand Hope Park enjoy a unique, amenity-rich lifestyle enhanced by a feeling of being in nature – right in the middle of the city. CallisonRTKL was commissioned to contribute to the project with its design for the 34-story, 525-unit residential tower catering to residents looking for an immersive experience in nature.

A competitive housing market meant that 888 at Grand Hope Park needed to have boutique-style concierge services and amenities in addition to a variety of unit types. The tower offers a convenient conference room located on the first level, as well as a ready-to-host clubhouse, private yoga studio and a high-performance fitness center equipped with Peloton bikes on the eighth level.

The true jewel of 888 at Grand Hope Park is the 30,000-SF amenity deck, PARK 888, that rises 75 feet in the air, providing breathtaking city views. More than 1,000 plants and 85 trees surround amenity zones that include a BBQ lounge, outdoor cinema, dog park, activity lawn, and a resort-style pool with cabanas.

Just as important to giving 888 at Grand Hope Park residents the feeling of being in nature was the emphasis on sustainability. The project accomplished a 42% water use reduction over the baseline for in indoor fixtures and a 69% reduction of potable water use for irrigation. Additionally, CRTKL used light- colored roofing to minimize the heat island effect, low-emitting materials for all adhesives and sealants, paints and coatings, flooring systems, as well as composite wood and agrifiber products inside the building envelope to help increase sustainability.

The tower sits on a 7,000-SF retail podium and is conveniently located next to a major grocery retailer. Because the parking garage is separate from the tower, units begin on the tower’s second level, so residents can feel more connected to the street.
