CallisonRTKL-Designed Build-to-Rent Scheme Gets Go-Ahead in Birmingham

Announcement | April 15, 2019

LONDON — April 15, 2019 — Plans for the 375-unit ‘Edgbaston Residences’ build-to-rent scheme, designed by CallisonRTKL for client PATRIZIA Immobilien AG, have been approved.  The scheme offers 20,000 SF of retail and leisure space on the ground floor alongside the build-to-rent units. The development includes studio apartments, one-, two- and three-bedroom residences.

The mix of homes, commercial space and leisure facilities will create active frontages at ground level, and the design will ensure that the maximum number of homes benefit from an east-, west- or south-facing aspect as well as the private amenity courtyard space. Construction is due to be completed in 2022.

The proposals form part of the larger vision for the four-acre site around the stadium, which aims to transform the arrival experience of visitors to Edgbaston.

PATRIZIA acquired the site, adjacent to the iconic Edgbaston Cricket Stadium and close to the University of Birmingham, Queen Elizabeth Hospital and Birmingham Life Sciences Park, which all support demand for high-quality accommodation in the area, in 2017.

“This new development will address Birmingham’s urgent need for first-rate rental accommodation whilst also providing an attractive offer for local residents, as well as for those visiting Edgbaston Stadium,” says Daniel Williams, head of development UK at PATRIZIA.

CallisonRTKL responded to the local landscape in developing the design. The dominant use of brick defines the character of the area with considered detailing to create interest and variety. The design team studied the surrounding local architecture when choosing materials and considering scale and massing of the development. For example, a mix of brick colors have been chosen which complement one another and provide contrast across the scheme while relating to the local vernacular.

“We know from experience that the most successful communities combine high quality residential alongside retail, cafes and restaurants, things that help create a sense of place, community and vibrancy,” says CallisonRTKL Director John Badman. “Our approach to the clients brief was to design a destination for people to visit 365 days each year.”
